A parking lot is a different animal from a driveway, even though the paving math is the same. Commercial lots carry more vehicle weight, more traffic volume, and often need to meet local code requirements a residential driveway never has to think about, so the cost per square foot tends to run higher too.
Subgrade and base thickness. Parking lots need a properly compacted gravel base, usually thicker than what a driveway uses, since the surface has to hold up under repeated truck and delivery vehicle loads, not just passenger cars.
Asphalt depth. Most commercial lots use three to four inches of compacted asphalt, compared to two to three inches on a typical residential driveway. Heavier traffic areas near loading docks sometimes go even thicker.
Drainage design. Standing water is one of the fastest ways to destroy a parking lot, so proper grading and drainage planning is a real cost factor, especially on larger lots where water has further to travel before it drains off the edge.
Striping and ADA compliance. Line striping, accessible parking spaces, and directional markings are almost always billed separately from the base paving cost. Factor this in when comparing quotes, since one contractor's number might include it while another's does not.

These ranges assume a reasonably solid existing subgrade. The paving calculator above uses the same formula for a 50,000 square foot lot as it does for a 400 square foot driveway, area multiplied by depth gives volume, volume multiplied by density gives weight, and weight divided by 2,000 gives tons. Scale does not change the math, only the size of the numbers involved.
